Building caretaker resume example

A gardien d'immeuble looks after one or several residential buildings, either for a social housing landlord (bailleur social) or for a private co-ownership managed by a property manager (syndic).

The day often starts with taking the bins out and cleaning the entrance halls, stairwells and lifts. Then come the rounds: checking lights, doors, intercoms and fire equipment, reporting breakdowns and letting contractors in. Tenants come to the lodge (loge) with complaints about noise, leaks or a blocked car park gate, and you pass on requests to the landlord or the syndic. Caretakers also receive parcels, carry out move-in and move-out inspections (états des lieux) in social housing, and sometimes help with rent collection reminders. Many posts come with on-site accommodation, which means living where you work.

Experienced

Caretaker for [x] years with [Landlord] in charge of a residence of [x] homes. I handle cleaning, technical rounds, tenant requests, move-in and move-out inspections and follow-up of contractors, and I report to the local agency through the landlord's software.

Career change

Former maintenance technician in a hotel, now looking for a caretaker post. I bring practical repair skills, the habit of logging every intervention and experience dealing politely with demanding residents.

Tips

  • State the size of the residence or number of homes you managed, since it signals your workload.
  • Separate social housing and private co-ownership experience: the tasks and contacts differ.
  • Mention if you are available to live on site, a frequent condition of the post.
  • List your minor repair skills precisely, as many employers expect you to handle small jobs.
  • Add your driving licence if the post covers several buildings.

Mistakes to avoid

  • Describing only cleaning tasks and forgetting tenant relations.
  • Not mentioning your family situation when the post includes a small lodge (housing size matters).
  • Writing "handyman" without saying which repairs you actually do.
  • Omitting experience with move-in inspections in social housing.

Working as a building caretaker in France

Gardien d'immeuble is not a regulated job in France and no diploma is required, though employers expect solid French, as you deal with residents, contractors and written reports. Private building caretakers fall under a specific national collective agreement (convention collective des gardiens, concierges et employés d'immeubles), with particular rules on working time and accommodation. Social landlords have their own agreements. Search for « gardien d'immeuble », « gardienne », « concierge », « employé d'immeuble » or « gardien logé ».

Frequently asked questions

Do I need a qualification to become a building caretaker?

No diploma is required, but you need good written and spoken French, basic arithmetic and some computer skills, since reports and requests are increasingly handled on tablets. Training in cleaning, building maintenance or customer relations, or a caretaker certification offered by training bodies, makes your application stronger.

Is accommodation always included?

Not always. Many caretaker posts come with a lodge or flat on site, especially in social housing and older private buildings, but some posts are non-resident. The job ad says which one. If you apply for a resident post, mention your household size, as the housing must match.

What do social housing landlords look for?

They look for people able to manage tenant relations in sometimes difficult neighbourhoods: listening, firmness, knowledge of the agency's procedures. Experience with move-in inspections, rent reminders and working alongside social workers is particularly valued and should appear clearly on your CV.
